Frequently Asked Questions
At Real Property Management One Source, we believe in honesty and communication. This includes answering frequently asked questions to help you stay educated and informed. We invite you to review our FAQs to understand more about how we manage your rental property in McKinney, TX, and the surrounding areas.
Why do you offer both standard and premium property management services?
We recognize that each property owner has different needs. Some may only want help with leasing and rent collection, while others need full property management. That’s why we offer flexible options for property owners to choose the management platform that best fits their needs.
How long does it take to rent a typical property?
We lease most of our rentals in 1 month or less. Our goal is to minimize vacancies through our efficient property marketing campaigns. We communicate any realtor and/or potential tenant feedback we receive. This feedback could include ideas to improve property features to the need to reduce the monthly rental rate to sign tenants.
How much will my property rent for each month?
We determine rental rates based on three factors:
- Availability and rates of comparable properties
- Features and benefits of your property
- Marketing exposure for your vacancy
After you provide details about your property, we will conduct a market analysis to set a target rent rate. We review all vacancies weekly and adjust rental prices or marketing strategies to help you rent your property quickly.
How do you advertise properties for tenants?
We generate as many qualified leads as possible by syndicating marketing efforts to top rental websites across the US. We also use local MLS listings to market the owner’s property.
What is your tenant screening process?
We believe that the tenant background check is the most critical aspect for making the whole property management experience be successful. Our 4-point background checks on each tenant 18+ years of age that will be living at the property including detailed nationwide searches in the following areas:
- Criminal & Sex Offender Registry
- Credit reporting (credit history, foreclosures, and evictions)
- Housing (housing rental and/or ownership with landlord or bank references)
- Employment (verification of pay stubs and/or tax returns)
We know that our efforts will help minimize the owner’s risk because we are recommending qualified tenants.
How do you handle maintenance and repairs?
For tenant-occupied homes, tenants submit maintenance requests through an online portal designed for efficient property management. Tenants can describe issues and upload photos, and owners receive notifications at the same time, ensuring transparency. They can also track request status.
When a request comes in, we assess whether it needs immediate attention or if we can troubleshoot it with the tenant. Our trained team handles many common repairs. If a repair is needed, we assign it to preferred vendors or handle minor issues in-house. Vendors contact the tenant to schedule repairs, and for jobs under the predetermined amount, they complete the work, take before-and-after photos, and submit an invoice for approval.
We verify that repair costs are reasonable and the work is satisfactory. We can approve repairs below a set amount without consulting the client, while larger repairs require owner approval. Emergency maintenance is an exception, allowing us to act swiftly when necessary.
After repairs, we ask tenants to complete a survey to rate their satisfaction with the repair, the vendor’s professionalism, and their overall experience with our team.
Should I accept pets?
Statistics show that over half of renters have pets. Allowing pets can expand your tenant pool and help maximize rent, since you can charge a non-refundable pet fee. If you prefer not to allow pets, that’s fine. However, if you’re open to it, we can state that “pets will be considered on a case-by-case basis,” which allows us to set limits on the type, size, and weight of pets in your property.
Can I rent my property furnished?
We can manage furnished rentals, but we ask for your flexibility, as these properties are often in low demand and are typically rented only for short-term leases during job relocations or home construction. A detailed checklist for furnished rentals is included as an addendum to the lease for your convenience.
